Find out what your Brampton home may be worth. Garry reviews recent sales and current listings of comparable homes near yours and shares his opinion of its market value and a competitive price range.
An evaluation is a market opinion based on comparable sales. It is not a formal appraisal, and the price a buyer pays can differ from any estimate.
It takes about a minute. You can also call Garry directly.
A three-stage approach from your first conversation to closing. Specific services, fees and timelines are confirmed in writing in your listing agreement.

Garry reviews comparable sales and competing listings, walks through your home, and recommends the preparation that is worth the cost, from cleaning and small repairs to staging. Together you agree on a pricing strategy before the home is listed.
Discuss Your Home-Selling Options
Your home is listed on the MLS® so it is visible to buyers and their agents, supported by a marketing plan tailored to your property. Garry explains the planned marketing steps before you list, and keeps you informed about showings and feedback.
Book a Seller Consultation
Garry reviews each offer with you, covering price, conditions and closing date, and explains the trade-offs so you can decide with confidence. He then works with your lawyer to carry the sale through to closing.
Schedule a Strategy SessionFor some sellers, Garry offers a Guaranteed Sale Program, designed for homeowners who are worried about selling and buying at the same time. Before listing, Garry reviews comparable sales and agrees with you, in writing, on a list price, a guaranteed sale price and a timeframe. If the home has not sold by the end of the agreed timeframe, Garry has stated that he will purchase it at the agreed guaranteed price. If it sells for more than that price, the difference goes to you.

Know what to plan for before you list.
Land transfer tax is paid by the buyer, not the seller. Ask for an estimate of your net proceeds before you list, and speak with an accountant about any tax questions.
If you are moving up or downsizing, the sale and the purchase need to line up. Garry helps you plan closing dates, the conditions in your offers and the order of the two transactions.
Your lender or mortgage professional can explain financing options for the gap between closings, such as bridge financing.
Read client reviews in their own words on Garry's Google Business Profile and his testimonials page. They appear on those sites, independent of this page.

Request a Free Home EvaluationThe most reliable way to estimate it is a comparative market analysis: reviewing recent sales and current listings of similar homes near yours, then adjusting for differences such as size, lot, condition, upgrades and location. Garry's free home evaluation gives you his opinion of a competitive price range based on that review. It is a market opinion, not a formal appraisal, and the final price depends on what a buyer is willing to pay.
A home evaluation is an agent's opinion of market value, based on recent comparable sales and current competing listings. An appraisal is a formal valuation, usually completed by a licensed appraiser and often requested by a lender. Garry's evaluation is a market opinion, not an appraisal.
Yes. Requesting a home evaluation is free and does not obligate you to list your home or sign anything.
Compare agents on their recent local experience, the pricing and marketing plan they propose for your specific home, how they communicate and how they negotiate. Ask for the plan in writing, read independent reviews, and confirm any agent's registration on the public register at reco.on.ca, the Real Estate Council of Ontario.
Typical costs include brokerage commission, legal fees and disbursements, any mortgage payout fees or prepayment penalty, and home preparation such as cleaning, repairs or staging. Commission is not set by law: it is negotiable and agreed in writing in your listing agreement, so ask what is included and whether any amount is offered to a buyer's brokerage. Land transfer tax is paid by the buyer, not the seller. Ask for an estimate of your net proceeds before you list.
In Ontario the buyer pays land transfer tax, not the seller. Sellers still have costs to plan for, such as brokerage commission, legal fees, any mortgage payout costs and home preparation. Ask for an estimate of your net proceeds before you list, and speak with an accountant about any tax questions.
It depends on your price, the home's condition and location, the season and current market conditions, so no one can promise a timeline. Garry's evaluation includes a discussion of what is realistic for homes like yours right now. Also plan for the time between accepting an offer and the closing date set in the agreement.
Many sellers find spring and early fall active, but the right time depends on your own timeline, your home's condition and the competing listings at that moment. A short conversation about your goals is a better guide than a calendar rule.
Yes. If you are moving up or downsizing, the sale and the purchase need to line up, including closing dates, conditions in your offers and financing. Garry helps you plan both sides. Your lender or mortgage professional can explain options such as bridge financing for any gap between closings.
Start with the basics: declutter, deep clean, fix visible issues and improve first impressions. Gather documents such as your property tax bill, any survey you have and records of upgrades. Garry will advise which improvements are worth the cost for your property before you spend money.
Sellers typically use a real estate lawyer to complete the sale, including transferring title and paying out any mortgage. Garry works with your lawyer to carry the sale through to closing, and your lawyer can advise you on your own situation.
Garry's office contacts you by phone or email, using the details you provide, to confirm information about your property and discuss next steps. There is no obligation to list your home.
